Planning a detached garage or shop in Northern Utah: kit vs. custom, and what moves the bid
Ask what it costs to build a detached garage in Utah and the honest answer is a list of levers, not a number: the site and the slab, the footprint and whether anything sits above it, doors and power, the snow load your address carries, and how finished the inside needs to be. It is also why comparing garage builders in Utah against garage kits feels like comparing different products — they are pricing different slices of the same project. The levers that move a garage or shop bid
Site and slab. A flat, accessible lot with power nearby is the inexpensive version of every garage. Slope, soft soils, long trenching runs, and tight access for concrete trucks each add real line items — and the slab itself is structural work: footings below your city’s frost depth, thickened where the loads land. Two identical buildings on two different lots can carry very different bids, and the difference is almost always in the dirt and the concrete.
Size, height, and what sits above. Every step up in footprint moves concrete, framing, and roof at the same time. Wall height is its own lever — an RV door needs tall walls, and tall walls need more engineering. A storage mezzanine or a full second story changes the foundation design, not just the framing, which is why “can we add a room above?” belongs in the first meeting, not with the framing crew.
Doors and power. Overhead doors are priced by count, height, and insulation. Power is priced by distance and ambition: a lit two-car garage on a modest circuit is one project; a shop with a sub-panel, 240-volt outlets for a welder and compressor, and a long trench from the meter is another.
Snow-load engineering. Where the building sits sets what the roof must carry — more on this below, because in Northern Utah this lever is bigger than most buyers expect.
Shell or finished. Insulation, drywall, heat rough-in, and lighting can be phased in later — but conduit, rough openings, and insulation-ready framing are far cheaper to include on day one than to retrofit.
Kit or custom: run one honest comparison
Garage kits are a legitimate path, and pretending otherwise would be salesmanship. The trap is comparing a kit’s package price against a general contractor’s finished-building price — those are different products. The honest comparison prices the same complete building both ways. Whichever path you take, someone must pay for: engineering stamped for your address’s snow load, dirt work and grading, the slab and footings, erection labor, overhead doors and openers, electrical, and permit fees. Ask any kit vendor exactly which of those the package includes, and ask any builder for the same items itemized on paper.
Where a kit tends to fit: a standard footprint, a flat and open site, and an owner comfortable hiring and scheduling the concrete, erection, and electrical work themselves. Where custom garage construction tends to fit: a sloped or tight site, a building that has to match the house, tall doors or long clear spans, space above the bays, or an owner who wants one contract and one responsible party.
Stick-built, post-frame, or steel
Three structural systems cover nearly all garage construction in Utah. Stick framing is the same system as your house — the easiest way to match rooflines, siding, and trim, and the natural choice when the garage should read as part of the home. Post-frame (pole-building) construction carries the roof on posts and trusses and suits big, simple rectangles — a staple for rural shops. Pre-engineered steel earns its keep at the large end — big footprints, tall doors, and footings that become the serious part of the project. Snow load is an address question
Utah’s design snow loads are driven by location and, above all, elevation. Utah State University and the Structural Engineers Association of Utah maintain the Utah Ground Snow Load Map, a free tool that estimates the ground snow load for any Utah address on a statistical basis consistent with the ASCE 7 standard. Your building department sets the design value your plans must meet, and everything structural follows it: truss design, sheathing, connections, footings. The practical warning for kit buyers is simple — a building rated for a generic snow load is not automatically rated for your address. Order, and verify in writing, the load your jurisdiction requires; it is among the first things plan review checks.
Permits, and the moment a garage becomes a dwelling
For detached accessory buildings, the Utah Residential Code’s permit exemption stops at one story and 200 square feet — a real garage or shop is past that line before the second parking stall. Treat the permit as a feature: it is the independent check on footings, snow load, and electrical. Zoning — setbacks, height, lot coverage — is a separate, local conversation with your city.
